It is uncommon in our business that a seller would give a Power of Attorney to their Real Estate agent. Well in this sale Kay had complete control of the seller’s paper work. That means she signed most of the closing paper work for the sellers with out the sellers presence. Would you give your Real Estate Agent a Power of Attorney? And if you did how much trust would you say you have for that individual. Its only fair to assume the answers is complete trust well that’s the trust her customer had on Kay. In my experience I have dealt with many sellers, buyers and real estate agent and it’s sad but the truth is most Real Estate agents don’t have enough integrity and sometimes even courtesy. I have showed hundreds of properties and made hundreds of appointment in my Miami Real Estate experience some agents don’t return phone calls, emails, and even text messages.
Picture this Imagine yourself in a Wal-Mart where you do your regular shopping you are looking at an item but you’re not too sure about the use or the price so you slightly look around for the person with the blue vest and name badge to ask for assistance. To your surprise nobody is there in that department so you calming walk towards the other nearest department and finally you see an employee. You grasp his attention but to your surprise he tells you that he can’t help it’s not his department so he quickly pages the employee that needs to be there. You walk back and you begin to wait again after couple of minutes of walking around asking for assistance and holding the item you figured that this shouldn’t happened your patience start to drain out so you grasp the item and take it to the cash register and buy any way. Your experience that day wasn’t too pleasant and it ruined your night. In conclusion we accomplish to negotiate thelisted pricelower and close the deal. My buyer bought a warehouse below market value with no zoning restrictions.
