How could you make the sale, attend the meeting, or contribute to your team when you can’t get to your office without having something go wrong. Life has a sense of humor of finding things for you to do when you least plan for it. You’ll get a flat when you’re running late; you’ll get sick the day before the long awaited vacation, life seems to never give you a break. Today’s Real Estate Market is no exception. The Real Estate Market is unpredictable, misunderstood and highly underestimated. Short sales and unreliable sellers continue to dominate the market. Unethical and morally rotten Realtors come in group of dozens. Banks continue to illegally evict and foreclose on families across the country. Today’s Buyers will need to overcome many challenges before being awarded the gold medal. And then there’s the media’s generalization of the market which is as reliable as Nostradamus prediction of the end of the world. It never fails most Real Estate Reports cover by news and printed media provides a general nationwide statistics that will cover a 15 min report and an interview with a so called expert. The truth is Real Estate is local and will always be local. Working with buyers in this market has been a challenge. Some begin their search with excitement and end it with disappointment. Others sit on the side line waiting for the perfect deal. But only a handful of buyers begin their search and end it with a key. There are three common traits that will differentiate the buyers that closed with the buyers who never will. The Buyers who close have the P.B.C approach. P stands for Patience’s, B stands for Boldness, and C stands for consistency. The buyers who are more consistent, Bold in their approach, and patient are the ones dancing in today’s Real Estate Market .The patient buyers are the ones who continue to be consistent and bold regardless of the outcome of their offers or intent. They have a, it was not meant to be attitude.  . The Bold buyers are the ones who submit an offer without viewing the property. They also submit offers above the asking price. The consistent buyers are the ones who monitor a property even if it’s under pending sale. With the increase amount of misinformation, market scrutiny, and personal insecurity this market is only for the P.B.C buyers. The P.B.C buyers strap on their seatbelt and begin their journey. Whether they get a flat on their way or dealt with the worst poker hand they always find their glass half full.</p>

<p>As I ordered my number one with extra Big Mac sauce I was asked if I would like to super size it. This was a no brainier after all my stomach was in a wrestling match. By super sizing my meal I simply got more. It is the first week of the New Year, for many it’s a clean slate a new beginning. The New Year brings more than food and a chilly weather. It is the opportunity to begin a new year with new goals and new attitude. Today is when the planning stops and actions begin. January is where the rubber meets the road.  If you follow these 3 simple steps you will super size your new year. Whether your looking to buy or sale real estate, lose weight or beginning a new career these principles can help you in anything you want to achieve. They are not quick scheme strategy but a life style.</p>

Early in my career I had a mentor we will meet every other week and discuss the goals and outlined the necessary steps to attain them. He held me accountable to my goals and my progress. Your spouse, best friend, Mentor can hold you accountable. Create what Napoleon Hill Called the master mind alliance. If your goal this year is to buy a home write down exactly what you are looking for. Narrow down your search and seek it with laser like focus. <p>I was a young boy reading business books and biographies of Warren Buffet, Bill Gates and Donald Trump. My Civic teacher told me something that I will never forget ‘Michael the best way to succeed is to help others along the way.” I later learned it was quote from Dale Carnegie. Most goals are self pleasing and self centered our actions and thoughts follow the same path. But when you make stop in your journey to help someone else reach their goals you have apply one of the least used and most powerful principles you can ever uncover. The words were echoed over 2,000 years ago by Jesus of Nazareth Mark 9:35  And he sat down and called the twelve. And he said to them, “ If anyone would be first, he must be last of all and servant of all”. Plan for your future, work towards your goal and help others along the way.</p>

<p>2006 was a promising year for me. I was in my 2 year of real estate the prices were peaky and I have sold more real estate than many do in 3 years. I was young and naïve and had money to splurge. I went to a good friend of mine financial planner Wayne Louk for investing advice. My plans were simple invest and diversified my investment. After all I have heard this motto for quite some time diversify, diversify It wasn’t rocket science. After 10 minutes of sitting in Wayne cold office starring at all his plagues and awards he said these 4 simple words. The best investment you will make is when you invest in yourself first. Not sure what I thought about his advice but one thing was certain I wasn’t looking for such a simple answer. I would’ve been happier if he would’ve solved a complex financial problem or give me stock tips on the next upcoming company. After all this is what he did for a living. It is now 2011 and I wish I would’ve yield to his simple advice. ( Invest in yourself) If you are looking into a new venture, career, or buying a home invest time in knowing your new path. Read books, Magazine seek professional advice. If you want to seek advice from Neighbors or Family members, apply this rule. They must earn more than you or accomplished what you want to accomplish otherwise free advice is never free. Bad advice will cost you time and money.</p>
<p>Following the 3 principles can lead you to accomplishing more in 2012. It is time to aim for the moon and super size your plans. But if you don’t you will relieve another 2011.  I’m looking forward to 2012 are you?</p>

<p>Today you will be told of what you need and what you should get. The average person gets approximately 500 to a thousand reasons why they should buy.  When you decide to buy a home some will agree others will not. I get asked “Michael is this the perfect time to buy?”  Will the market get any better? If so when?”  Have you ever lost any sleep because the CPI (Consumer Price Indexes) drop 10% in 2 days?  Have you ever worried because the senate bill was not passed? Chances are you never lost sleep for any of these issues and never will. Issues that will keep you awake are the ones that affect your family. You will stay up all night thinking how to make ends meet; you will stay up all night thinking of the increasing crime in your neighborhood. If you are a parent you will think about the schools and parks that surround your kids. The market indexes, expert analysis and Moodys report should not be your primary indicators for you to buy. After all the most import indicator that you have is not in a report but in your personal balance sheet.  How much are your living expense? How much is your monthly Rent? What will be the cost if you were to buy? What will be the cost if you weren’t to buy? What is your 10 yr plan?</p>
<p>The Garcia’s where a family who thought about buying, but the newspaper and know it all neighbors will throw on the braking parks.  “Michael I do not want to lose the house if we decide to buy. Look at the news there’s hundreds of families who are losing their jobs and homes”.   The Garcia’s were paralyzed by fear of the uncertainty of the market. These are valid concerns however living expenses is a necessity not a want. Mr. &amp; Mrs. Garcia whether you buy or rent these costs are real in your monthly budget.  Have you calculated the cost of not owning?  From knowing the area and the condition of the home I knew what this home will sale for if put in the market. I calculated the cost of a 30 yr mortgage at a 5.5% rate added taxes and insurance and compared it with the monthly rent. Mr. Mrs Garcia if you were to buy this home your mortgage payment will be $250 less than your Rent payment. In addition to your $250 savings the interest is tax deductible at the end of every year. Last winter the Garcia’s moved into their new home and began a new chapter in their lives.</p>
<p>Like the Garcia’s you can have analysis paralysis. You may be crushing numbers, speaking to hundreds of experts, and monitoring the market with a telescope but the best indicator of whether you should buy is your Personal Balance sheet.</p>

Yes I was young and inexperienced but motivated and had a willingness to learn.  It wasn’t too long when the training wheels were removed and I began to sale Real Estate. The economy was in its peak sellers were selling faster than they ever expected. The average DOM ( Days on Market) went from a High 60 days to a low 13 days between early 2004-late 2005. Real Estate schools, Banks, and investors were recording their biggest gains seen in years. The Real Estate market was in its upswing and it seemed as if I choose the right profession.</p>
<p>                                                     </p>
<p>It is now 7 yrs later and the market has done a 360 degree turn. Real estate schools, Banks and investors haven’t reported significant profits since what seems to be decades ago. The economy is not in its best cycle, the unemployment rate has steadily increased and our deficit is surpassing the trillion dollar mark.</p>
<p>The increase of foreclosure filings and the drop of prices are all indicators we are in a buyer’s market. For most buyers currently in the market this Index has hit them from the blind spot. To their surprise the DOM index is similar to the one in 2004-2005.  Is it Déjà vu?</p>
<p>The old cliché holds true in today’s real estate market. The more it changes the more it stays the same.  </p>

Because of the amount of time I invested in learning and appreciate a good suit I also learned the true value of a suit. It was on a sunny weekend while I was driving home from having breakfast I pulled over to a garage sale. There I saw what seemed to be a Giorgio Armani, pinstripe, cashmere suit for a 100 dollars my heart skip a beat. Excitement filled my heart, similar to what an 8 year old boy would feel when going to his favorite Movie.</p>
<p>I soon began to doubt the price seemed to be a giveaway. It’s too good to be true! Something is wrong with it! I stared and analyze every inch of fabric like scientists will study a cell thru a microscope.</p>

You went from excitement to a doubtful heart because it was too good to be true. You stared for minutes and began to look for hiding problems. In a span of 15 minutes you inspected the bathrooms, kitchen, and water pressure couldn’t find nothing wrong. As you finished your inspection you began to think of a good offer. You told yourself never to offer the asking price because everything is negotiable. This is true but it is not apply to everything and at every situation. <p>You might think this is a common question but many buyers overlook it. It is important to know the recent sales in the neighborhood this will determine if the asking price is justified.</p>

</ol>
<p>This is a very important question. Take a look at homes that are pending sale in the area. Research how many days it took for them to go under contract. If homes in the area go under contract in less than 15 days don’t hold your breath to negotiate.</p>

<p>Theres no way of knowing unless if listing realtor discloses it. Important to know if there’s any competition this will be the determine factor. IF you know how many offers other homes received you will have an idea of many offers this home will received.
