Do you believe in the expression it is never to late? What if you were a doctor and a victim gets rushed to the emergency room with no pulse and a significant low level of blood. Would you try to save a life even though you know the odds for the victim to live is close to none? Today I feel not like a medical doctor but a Real estate agent trying to save a soon to be Foreclosure victim. The victim suffered from UN employment for 3 months and a cut of salary. He won’t be a able to maintain and pay what the mortgage was with his new salary. But like many Miami foreclosure victims he has high hopes that the lender will allow him to stay and re adjust his loan amount to reflect market value. Nothing can be further from the truth.

1. Speak to your lender but don’t hold your breath.

IF you are in the early stages of a Miami foreclosure meaning in about 2-3 months of nonpayment your lender might have different programs for you. But if you are in the 6 months and beyond don’t hold your breath for much lender cooperation. Begin to take advice number 2 more seriously.

2. Save Money

Being optimistic in the middle of great turmoil can be your only hope. With that in mind Save and cut back on most if not all your unnecessary expense. 3. Seek a private lender or investor.

If your mortgage payment was 1,800 which is not too far from reality in Miami that means you haven’t paid 1,800 for almost 9 months that is a total of 16,200 so why can’t you save money. If your lender won’t consider a loan modification or decrease of your mortgage payment seek a private investor also called hard equity lender. Hard equity lenders lend on value not so much on your credit. IF you have saved at least 20% of your house new value there still a significant amount of possibility you can save your home. Keep in mind Cash is King.

Don’t be a victim if you see yourself in this situation don’t bleed to death as of yet. There are still options and ways to resurrect your home from being a nother miami foreclosure.

What sellers should know about BPO’s during a Miami foreclosure.

Some home sellers dont have an idea of much their property is worth. Some sellers are more realistic than others but the true challenge is finding market value in a declining market. Home sellers and home buyers should pay extra attention when a BPO is scheduled. A BPO stands for Broker Price Opinion it is very similar to an appraisal.BPO’s are ordered when the home is in foreclosure or preforeclosure and its for the bank to know thevalue of the home. Keep in Mind a BPO can make the deal or break it. Before a Miami foreclosure goes in the market a BPO is ordered when a home is in pre foreclosure or short sale a BPO is ordered.

Tips #1 Sellers and buyers keep away.

Most sellers and buyers what to be present during a BPO.In my opinion the more people there at the property the more distraction is for the BPO agent.Sellers keep in mind wheather you like to admit it or not you are emotionally attach to the home this can distract any BPO agent. YOur opiniondoesnt matter at this point. The only person that should be present is your Real estate agent and ifhe knows what he is doing he can influence the BPO dramaticaly.

I have noticed working with sellers that have equity in there home will pay attention to small details when potential homebuyers view the home. In the other hand sellers that are in the verge of foreclosure dont bother to stage or even pick up if a potential buyer views the home. THe bottom line is you need this property to sale,you much assist your real estate agent 100% that means pick up the mess hide the dirty laundry and paint the walls if you have to. The point is stage your home like you were going to earn a million dollars. After all it is your credit right?

In my experience I have seen Agents and home sellers make up damages that are not really there. Don’t put a coffee stain in the ceiling and say it is mold things like this can open you up to can of worms. I will suggest being honest with yourself and the buyeris the best route to ever take.

Top 3 reasons to fire your real estate agent.

Ever since I started Real Estate I have meant New friends, clients, and top agents in different counties. Having this wonderful experience in bonding with top agents I learned one thing. Most top agents are very picking and detailed oriented. With that in mind I became to wonder how many real estate agents are in the real estate business are not. Could you take a wild guess? Well I don’t know the exact number but I could tell you this it is more than 30% percent of Real estate agents that are not detailed oriented. Could you imagine most of these agents were trusted by either a buyer or a seller to help them in one of the most important decision in their life? Here are my top three reasons why to fire your real estate agent.

1. Presenting a contract the proper way.

Nothing irritates me more than in incomplete contract. Come on guys if you have been in the business and knowhow to present an offer why are you missing signatures and other important documents. Such as a pre approval letter stating your client is pre qualified. Don’t send offers that are incomplete nothing is more unprofessional than a Professional being sloppy.

2. I work with many real estate buyers and one thing I do have to admit that I love pictures. After I search the area that my buyer likes I click on the picture section just to have an idea of how the property is presented, most buyers do the same. In Real estate it is true a picture is worth a thousand words.

True story

A couple of years ago I was working with a buyer and we have been working together for a couple of months. I thought I had found the perfect home for my buyer. The remarks in the MLS stated something like this “Come and show this home with great confidence your buyer will applaud you for it. Bring your pickiest buyer ready to move in”. I have to admit I was feeling great after reading the remarks. So I made the appointment and we went to see the home the same day. To our surprise the only thing beautiful about this home was its remarks. The property needed to be remodeled completely everything was outdated the bathrooms were disgusting and the condition was terrible. I began to apologize to my buyer and as you guess it I felt disappointed. After that day I told myself never again am I going to show a property without seeing pictures first. Come on guys this is our profession buy a digital camera I hear they run for about $230 and take a picture.

If the property needs work use common sense and disclose that don’t try to fool the buyer or the buyers realtor.
3. Unreturned phone calls

IF you are a seller and you can’t get in contact with your Realtor that’s a clue. Think about it your Real Estate agent should be treating you like a king or queen. You are the reason he is going to be awarded a commission if the property sells. Not to mention Listing in our industry are the best way to increase our business. Real estate agents love listings well at least the good ones do. There is a motto that I have heard. Listings is the name of the game”. If your Real Estate agent doesn’t pick up your phone calls or don’t returned it think about another real estate agent.

IF your real estate agent has 2 of these points you should be looking for another qualified real estate agent. This is your credit your home and your future hired the best just as you will if you are going to brain surgery. I don’t mean to be overdramatic but you should be surrounded by true professionals and this goes with hiring an attorney, accountant, and of course a real estate agent.

All investing vehicles aren’t the same, some can lead to great wealth and others can lead to poverty. There are many ways to buy stocks such as stock options, covered calls, naked calls and put options. Every strategy has a different purpose and projected rate of return. In Real Estate investing there’s also different ways to buy such as Lease options, Assigning contracts, auctions, short sales, and foreclosures every Real estate strategy has a different purpose and rate of return. It is proven buying Commercial Real Estate can reap you higher returns than residential but it is also a higher risk. Bidding at auctions can also be very risking but the returns can also be higher than buying a short sale. My point is buying Real Estate can be done in many ways. But something is certain buying Real Estate is historically the basis of wealth and financial freedom. Read this poem every time you doubt yourself on the biggest financial decision of your life.
