<p>It wasn&#8217;t too long ago when I saw an infomercial of Carleton sheets investing program. I&#8217;m sure all of you have seen or heard of this investing program. I myself was a student of this program early in my Real Estate career. Carleton Sheets investing program introduced me to different ways of buying Real Estate.  But as I applied the investing strategies to The Real World I realized more and more it seemed that the investing strategies didn&#8217;t work in <a href="http://www.miamigov.com/cms/">Miami</a>. At the time <strong>Miami Real Estate</strong> was increasing every day, days on the market for homes drop from 45 days to 20 days. Financing and mortgage programs were many and the demand over exceeded the supply. Do you know of any investing strategies that were outdated in the past and are coming back to life? </p>
<p>These investing strategies worked on some states more than others but the fundamentals were there. Lets take a closer look at these investing Strategies.</p>

Because of the increase of real estate prices homeowners didn&#8217;t consider this option because they could sell it without it. <p>It wasn&#8217;t difficult to get a mortgage loan 3 years ago. Banks are stricter and more conservative having seller financing could be a modern trend. Developers are turning to this option to increasing cash flow rather than having empty units. </p>

This problem has forced many Realtors, and sellers to think outside the box. Simply putting the home in the MLS is not enough anymore. Real Estate agents have been forced to focus on online marketing, Search Engine Optimization, and other non traditional selling techniques. Two days ago I stumble across an article the &#8221; <strong><a href="http://www.washingtonpost.com/wp-dyn/content/article/2009/01/25/AR2009012502342.html?g=1">Nice Price: $100 buys 1 million dollar house</a></strong>&#8221; It was about  a Real Estate seller that couldn&#8217;t sale his house even if his life depend on it. Until he decide to sale his home thru a Real Estate lottery. He teamed up with a nonprofit organization to run the raffle and was able to sale 24,000 thousand raffle tickets. The Real Estate lottery caught the attention of all media news and major newspapers. It was a brilliant idea and to his credit he was able to sale his home a nontraditional way. </p>

<p>After reading this article I quickly began to gather my team of professionals. I knew to have a successful Real Estate lottery in Miami it was going to take the effort of a whole team. As I&#8217;m exiting the car I glance at the big window this foreclosure home has. The window is a 5 ft by 8ft window right next to the entry door. The window allows you to look thru the living room, beyond the kitchen and thru the french doors towards the pool. As I look thru the window I notice a human shadow as if someone was hiding. I quickly began to assess the situation and began to think of who was there and why. As I&#8217;m thinking I begin to walk and decide to go around the house as I get closer to the back area of the home just I suspected there was someone there. As he saw me he look freighted he looked as if he saw a ghost, turning pale white I thought maybe to ease the pressure I said relax I am not a police officer I&#8217;m just here to take pictures. As I continue walking and now entering the home I notice 3 more Students there was 3 girls and two boys.  The students belong to a near high school and where cutting class. Since they weren&#8217;t using drugs or vandalizing the home I decided to leave them alone and take the pictures and leave. I quickly took the interior pictures and lefted the home. As I&#8217;m driving back to my office my good voice speaks some call it their consciences. It said maybe I should&#8217;ve notified the school. What if something happens to them while cutting school. Don&#8217;t their parents deserve to know where the kids are? My other voice said they look like good kids meaning no harm leave them alone you were young once. As the two voices in my head began to speak to each other they both had strong points. As I&#8217;m writing this I am not sure if I did the right thing or not. But i went back to the office to continue my daily tasks. </p>

In a traditional Real estate Sale Home owners would hire a <strong>Real Estate agent</strong> to sale their home. The agent would enter into fiduciary relationship acting in his best interest.</p>
<p>In today&#8217;s <strong>Real Estate market</strong> this still holds true but now a <strong>real estate agent</strong> and homeowner must receive the final approval from the lender.. The bank can either say nay or yea. In most cases when short sales take form and serious negotiations take place most <a title="loss mitigators" href="http://en.wikipedia.org/wiki/Loss_mitigation">loss mitigators </a>often ask critical questions such as.</p>
<ul>
<li>1. Is this the highest and best offer </li>
<li>2. How long has the home been In the market </li>
<li>3. Can you cut commissions and expenses </li>
</ul>
<p>Most banks one way or another want the answers to these questions.  Remember we are representing the seller not the bank. </p>
<p>  My answers would be&#8230;.</p>
<p>1. Yes this is the highest and only offer that I will present to you any more offers that I receive it will not be presented because it means more work. </p>
<p>2. The home has been in the market long enough to have just one single offer. </p>
<p>3. Can I cut commissions of course I can in fact do not pay my commission up front. What we can do is you can give me a <a title="Promissory note" href="http://en.wikipedia.org/wiki/Promissory_note">promissory note </a>to pay all commission with interest at a rate of 20% for a term of 12 months. </p>
<p><strong>Short sales </strong>take time and demand a lot of patience. Many times the answers to these questions can be the outcome between closing or not.  </p>
<p>If you are a investor or a first time Ii homebuyer be advice that <strong>short sales</strong> can take at least 45 days. And more often than not it demands an experience <strong>Real Estate agent</strong> with good negotiating skills. Oh by the way most loss mitigators laugh after my commission proposal hey at least I get them to laugh before real negotiations take place. Humor is a great way to break the ice.</p>

<p>It was early 2005 when I began hearing a big buzz about another development in Miami.  The new building was to be called <a title="altos de miami" href="http://www.emporis.com/en/wm/bu/?id=188454">Altos de Miami</a>. This building was projected to help transform <a title="little havana" href="http://miami.about.com/cs/maps/a/calle_ocho.htm">little Havana</a>. Its architecture and building amenities was nothing like it in the area. The building offered state of the art amenities pool, club house, gym and a lobby that represent lifestyle and luxury. In early 2007 the building quickly began to gain popularity and units began to sale.  But as they say time is of the essence and timing is the next best thing. The building was completed at the end of the peak of the condo boom. Many investors and repeat buyers had already bought at other developments that were finished before Altos de Miami. The Condo market slowly began to shift as the condo market was saturated with inventory.  The end of the overpriced <strong>real estate market</strong> was near.<strong> Foreclosures</strong> slowly began to rise and the subprime loans weren&#8217;t selling in the secondary market. The dawn of a new <strong>real estate market</strong> began to unfold. Little did we know that the new <strong>real estate market</strong> was going to affect the whole world.  The collapse of the mortgage industry lead to many of our major lenders downfall and wrote American history once again. The future of the condo market is different than what the developers of Altos de Miami expected to be. </p>

<p>&#8220;A <strong>foreclosure </strong>sale has been scheduled for Feb. 13 to auction off 56 units in the Altos de <strong>Miami condominium</strong> in Miami&#8217;s Little Havana neighborhood.</p>
<p>New York-based<a title="Lehamn brothers" href="http://www.lehman.com/"> Lehman Brothers </a>Holdings was awarded $12.5 million and Glen Royal Parkway Acquisition &#8211; which acquired a mortgage from New York-based iStar FM Loans &#8211; was awarded $6.5 million in the Nov. 13 judgment in <a title="circuit court" href="http://www.miami-dadeclerk.com/dadecoc/">Miami-Dade County Circuit Court.&#8221;</a></p>
